Here we have analysed and reviewed the design of 3 BHK Duplex admeasuring 128.00 sqm. Good features have been shown as recommended and undesirable features have been shown as “Not Recommended”.

The road on which the house abuts and North have also been shown in the sketch.

Recommended:

R1       Windows on opposite faces provides cross ventilation.

R2       Verandah with 2.10mt depth is good, as it gives space for sitting / Zula etc.

R3       Wash basin & freeze (Refrigerator) located near dining.

R4       Sink/wash is properly placed near external west direction.

R5       Bed room is placed in wind direction.

R6       TV is at a comfortable distance from sitting area.

R7       Cupboard along internal wall is always preferred. Cupboard on exterior wall are not desirable as they may get damaged due to moisture / dampness in wall. The plywood will get damaged due to moisture.

R8       Dry & wet area are perfectly defined.

R9       Good sitting arrangement in family sitting.

R10     Balcony of bed room as in North-East which is good

Not Recommended:

NR1    Entrance Wicket Gate location is not recommended as it clashes with parking.

  • Preferable provision of verandah front side is the solution.

NR2    Staircase with 3 winder / cross steps are not recommended. It is dangerous  and may cause accident.

NR3    Wet area & dry area are not separated.

NR4    No window is provided in front of Gas stove.

NR5    Recommended location for W.C. should be in alternate corner so as to avoid visual connectivity of W.C.. 

NR6    Wardrobe should be designed such that open space or window can be placed on external wall.

NR7    Window recommended for cross ventilation.      

NR8    Cupboard on exterior wall are not desirable as they may get damaged due to moisture / dampness in wall. The plywood will get damaged due to moisture.

NR9    Open seating Area in Southwest corner is not recommended as it would be very hot during most of the day time.

NR10  Living-Kitchen-Dining are thorough open so no privacy is maintain.
